Weekly Kona Rainbow Pick (WKRP) Kealakekua Charmer

Inviting back yard with pool, hot tub, and garden areas

This week’s WKRP is a newer 3 bed/2.5 bath home in Kealakekua (MLS# 241735) priced at $595,000. Nestled in a neighborhood surrounded by older homes, the backyard of this sweet home features an in-ground pool, hot tub with gazebo, plus a lovely garden area with a delightful waterfall leading into the Koi pond.

I can just imagine soaking in the rays around the pool, or relaxing in the shade on the overlooking lanai surrounded by bamboo fencing. The bright and airy kitchen has upgraded stainless steel appliances including a gas stove. The Corian counter tops with a seamless double sink top off the spacious cabinets.

Light, bright, and airy upgraded kitchen

The ocean views are mainly from the front of the home and the large upper-floor master suite. Perfect retreat for soaking in the jetted tub after your toast to the sunset from the lanai at the end of “just another day in paradise!”

Located about 10 miles south of Kona town, this Kealakekua home benefits from the nearby hospital, banks, shops, restaurants, park, and ball fields. It’s a wonderful community that the lucky buyer of this charmer will enjoy.

I’m staking a claim right now that our Erik Hinshaw will bring the buyer to this seller!! Looks like a great listing, sorry I missed seeing them this week… What did you think of our Kanaloa unit??

Aloha Martha… what do you think true market value is for this listing, given the sold comps??

@Katie – excellent question. The problem is that there have been NO sales in this area in the past few years that come close to being comparable to this home. It’s a unique newer home with a pool surrounded by an older neighborhood. A home is only worth what a buyer is willing to pay for it. Considering all those factors, my best educated guess is that it will sell in the mid $400’s. I’m willing to write up the offer for any buyer wanting to go for it.

Priced at $498,000 now. I’m still willing to write up an offer. Any takers?

Martha… well, the seller is now at 16% of his asking price from last January. All the statistics I’ve seen say we’re about 22-23% down in value from this time last year. I’m guessing they really need to be asking closer to $460k…

@Katie – well $460K would be in the mid $400’s as I predicted in April. Will be an interesting comparison to your estimates and insight to see what it ends up selling for.
