Waikoloa January Home Sales Show Prices Are Strong

Waikoloa home sales for January 2014 show the strong real estate market is continuing into 2014. The year started with 8 homes sold for an average sales price of $417,125. This was an increase over the average sales price in 2013 of $403,059.

At the high end of Waikoloa home prices is this modern beauty (MLS# 268864) priced at $699,000

Average days on market was just around 3 months. The lowest priced home was a fixer uppper that sold over the listed price at $288,000, and was only on the market for 6 days. The high end of the market was a Franklin Place home on the golf course that sold at $692,000 and was on market for just under a month.

Here is a look at all the January home sales in Waikoloa:

Buyers did not find much room to negotiate with sellers as the average sales price was just around 96.5% of the listed price. Also of note was the complete lack of any sales of distressed homes (short sales or bank owned REOs). There was a slow down in homes going into escrow with just 3 new escrows opened in January. I will be here following sales in 2014 to see if this trend continues.
