Maybe it’s time to consider building a home in Kohala Ranch on the Big Island of Hawaii. The gated community of Kohala Ranch is approximately 4000 acres of hillside, divided into 3 sections all overlooking the Pacific Ocean. The Heathers, located between 500 and 1500ft elevation is closest to the ocean and has a warmer more arid climate. Some owners can hear the whales frolicking in the winter months. The Meadows, sitting between 1600 and 2000ft elevation offers 3-5 acre lots with sweeping ocean, coastal and mountain views. The Summit named appropriately for its location at 2100 – 3000ft consists of 5-13 acre lots enjoying cooler temperatures and green rolling hills.
Why Kohala Ranch?
Location location location! Because it is situated on the sunny dry Kohala Coast just 10 -15 minutes from some of the best beaches on the island, Kohala Ranch is very popular with visitors, vacation home owners as well as full time residents. Just to the south are the Mauna Kea, Mauna Lani and Waikoloa Beach Resorts. Ranch owners enjoy golf, shopping, restaurants and other amenities of the resorts without the high fees. More relevant to recent headlines, the Ranch is located in lava zone 9. This means there is no risk from volcanic eruption and lava insurance is not required. Even with Kilauea’s recent activity, there is very little vog in North and South Kohala. (See Vog Measurement and Prediction Project)

Although Kohala Ranch is expansive and well established, it is not fully built out. There are currently 47 lots for sale ranging between 3 to 13+ acres and priced between $169,000 – $450,000. HOA fees are $271 per month. There is a security guard at the lower entrance and a gate at the Mountain Road entrance at the top.
The Heathers is a desirable area and there are only 8 lots available there. One of the more affordable lots closer to the water is lot 295.
