Waikoloa Village Shows Strong October Homes Sales

In a recent blog, I discussed Waikoloa now being a seller’s market and the strength of October sales reflect this. Sales were very strong with a large number of total sales as well as a higher average sales price. The average sales price was $352,654 and there was a whopping total of eleven sales. This compares to September sales of just 5 homes at an average of $319,000. Sunset Ridge by far was the popular choice for buyers with a total of four sales – two of these were in the $500K range.

Low Number of Distressed Home Sales in Waikoloa

Of great note is the low number of distressed homes that sold – a total of only 4 homes sold, or just 36%. This follows many months in the past year of distressed properties often accounting for around 60% to 70% of sales.

Times are indeed changing in Waikoloa. Inventory under $200,000 is almost gone, short sales are disappearing and now there have been several sales over $500,000.

I’ll be back later this month to look at the inventory of homes in Waikoloa and see if the seller’s market is still gaining strength.
