Have you sold a home lately? How did it go? Hopefully, it was smooth sailing. Though, I venture to guess that there were hiccups. Obstacles. Stress.
Selling a Home Isn’t Easy
Yes, a good market helps. And, of course, proper preparation and pricing pave the way to a smooth transaction. A good Realtor is essential and smart marketing is critical. Still, even with all the right ingredients, selling is stressful.
Case in point — I have lovely clients. They are professional. Wise. Proactive. They have a solid marriage, strong finances, and a strong game plan. They’ve priced their home well. It’s been marketed well. We have offers. So, why all the stress?
For one thing, selling a home isn’t something most people do very often. The clients in question haven’t moved in 12 years. A lot has changed since the last time they sold a home. Disclosures are more comprehensive. So are home inspections. Financing has become more challenging. Buyers are more savvy. More skeptical. There is a survey to perform. Encroachments to worry about. And let’s not get started on termites. They swarm. Does that mean tent fumigation is in the offing?
There are many things that plague Sellers. Will the house sell? For how much? Will it appraise? What about all those contingencies? When do we pack? Clean? Say good-bye?
The Silver Lining
Yes, selling is stressful. Feeling a bit tense goes with the territory. So, what do I tell my Seller clients? I tell them it’s o.k. to vent. To blow off steam. I let them know that I understand. And, I remind them that this too will pass. One day, all this will be a distant memory. And until that one day comes, I assure them that I’m here to help every step of the way!
