4 Screaming Good Real Estate Deals on the Big Island’s West Coast

I can’t count the number of times in a month (or week) a client asks, “What is the ‘best deal’ in the area in land, in condos, or just in general as an investment?” Well…this week there are four that stand out in my mind as Screaming Good Deals:

1. Mauna Lani Islands #N3. This is a very spacious town house with a two car garage backing onto a sprawling expanse of lawn. The four lanais face to the west for great sunset viewing. This particular unit is a short sale and as such will likely prove to be a great value at a “list price” of $585k. (The last sale of the same floor plan closed in May, 2013 at $700k.)

The Islands were built in 1991 right smack in the middle of the Mauna Lani Resort surrounded by the Mauna Lani golf course and adjacent to the ML Sport & Fitness Club. The club features a 25 meter swimming pool, tennis courts, fitness and weight classes, a full service spa, and a triathlon training camp!

The Islands are the lowest density development in the entire Mauna Lani Resort and have a feeling of European old world comfort and charm. The units are very well built and conveniently located just steps to the Shops at Mauna Lani, the Beach Club, and, of course, the Mauna Lani Hotel. (This is one of my favorite complexes in the Mauna Lani.)

2. Kohala Ranch 3 acre ocean view lot in the Heathers on Mala Place. This three acre lot is optimally situated with unrestricted views and a level building site with both neighbors having already built on either side (no guessing). It is the lowest priced lot in the Heathers priced at just $280k.

The views are ocean, southern coastline, Kohala Mountains, Mauna Kea, Mauna Loa, Hualalai, and, of course, sunsets. You can actually hear the whales blow and song from this lot. The hoa fees are low ($260 per mo) and the community has 24-hour security guarded gates.

The Kohala Ranch had been particularly busy this spring with no homes left for sale under $1.3M. That makes vacant lots a lot more appealing. If you are considering building or just land banking..take a hard look at this one.

3. Waikoloa Village 3 bedroom short sale. This is a new listing that likely won’t last the week. It is a three bedroom, 2.5 bath home on a cul-de-sac in Waikoloa Village’s Sunset Ridge. With the recent price changes pushing $450k for “anything decent” in the area, this short sale is a bargain at $350k!

While the listing boasts harbor, ocean, and sunset views, I personally feel the views are nice with glimpses of the ocean (and the neighbor’s roof). Still, the price and size of the home (largest floor plan offered in the development) along with the three car garage and generous backyard will prove this one a great buy for someone with a green thumb and quick enough to get their offer in first.

As with all short sales, nothing is guaranteed and it often depends on how experienced and committed you and your realtor are.

4. Champion Ridge Lot in Mauna Lani. Champion Ridge is a small community of 35 lots/homes just across the golf course from the Islands but a bit higher elevation affording some great Mauna Kea, Mauna Loa, Hualalai and Kohala Mountain views.

There is a 9 hole (short) course in the middle of the complex with a gathering pavilion, but no pool or workout facilities. (You are, however, a five minute walk to the Mauna Lani Sport & Fitness Center).

Champion Ridge

Champion Ridge Lot (MLS# 257168) listed at $299k

The lot is over 1/2 acre and is the lowest priced lot in the entire Mauna Lani Resort at $299k. Compared to a like sized Black Sands Beach lot, which I just sold this week with similar views at $735,000, this is a “screaming good deal.”
