Napili Point C-12 is located along the pristine and sparkling shoreline of Honokeana Cove in Napili, Maui. It has just been reduced another $25,000 to its current listing price of $775,000 – making it by far the best two bedroom leasehold value in all of Napili Point (MLS# 360419). This condo is a leasehold two bedroom, two bathroom, but unlike many oceanfront buildings in Maui, the lease fees are incredibly low at just $9 per month.

Napili Point – A Direct Oceanfront Whole Ownership Vacation Rental Property in West Maui
The reef at Honokeana cove is vibrant and extremely colorful. It is the quintessential playground to view a plethora of tropical fish and the sacred Honu, the Hawaiian sea turtle of which there are almost at least 3-4 seen enjoying this cove alongside swimmers and snorkelers. Personally for me, most of my time spent in this bay is on my stand up paddleboard and my longboard; there are two very nice surf breaks here when the conditions are right. Whatever your ocean passion, bring your toys because there isn’t much of a better location than this.
A recent aerial photo that I took of Napili Point, which sits on the calm Pacific shores of Honokeana Cove. The absolutely striking outline of Molokai is seen the backdrop, and those little dots in the water are snorkelers; look even closer and you may see the whale breaching. Napili Point C-12 sits pretty far forward towards the point (closet to Molokai) which really helps to make the views even more panoramic.
You can see that Napili Point C-12 is right on the cusp of being a “point oceanfront” classification so that I think this presents some strong opportunities if a new owner were to consider renting the property outside of the rental pool.
I currently have two other listings in Napili Point which are shown on the above map. One is Unit B-36, which is a newly remodeled two bed/two bath ground floor unit located near the southern pool (MLS# 362572) offered for $925,000. My newest listing is Unit B-11, which is one stack towards the point and on the ground floor from C-12. This is a leasehold one bed/one bath (MLS# 363794) unit listed for $515,000. This property has been partially remodeled and is currently the lowest priced property in all of Napili Point.
Classified as an Oceanfront Unit
The front desk rental program at Napili Point has three view/location classifications: “ocean view,” “oceanfront,” and “point oceanfront” being the most exclusive. Napili Point C-12 falls into the oceanfront classification and does very well in the front desk rental program. My seller client received gross rental income of almost $42,000 in 2014, which was the highest in the past several years.
I have heard that there are other owners in the resort who are renting their properties independently from the rental program and are seeing upwards of $90,000 per year in gross rental income. I believe this information to be accurate, but it should be independently verified by a buyer in their own due diligence.
The living room area of Napili Point C-12 has outstanding ocean, palm tree, and Lanai island views while getting excellent natural light accentuated by the high ceilings and the large upper windows and sliding glass doors. There is tile flooring throughout and custom blinds when additional privacy and sun protection is needed.
