Pineapple Hill Update: October 2018

As the first month of the final quarter of the year has come to a close. There is still not a lot of movement in the market within Pineapple Hill. October has come and gone with no closings or properties going under contract. The month started with 17 active listings. That number now stands at 15 active and 4 total sales year to date (same number of sales YTD as last year). As the high season starts to get underway, expect there to be more action in the months to come. Below are a couple of changes and details I wanted to bring to your attention.

Noteworthy Changes:

New additions

406 Monarch (MLS #380152) is new to the market as of 10/8/2018. Listed at $2,100,000 it has 3 bed/3 bath all on a single level floor plan. This is the first time it has been on the market since 2010.

506 Pacific Dr. (MLS #380406) is new to the market as of 10/30/2018. This property has not been on the market since 2003. It is a 5 bed/4 bath remodeled in 2015, priced at $3,490,000.

Price Reductions

806 Jacaranda Way (MLS #379701) had a price reduction of $200,000 and is now listed at $2,400,000. It was first brought onto the market priced at $3,200,000 back in April 2016.

Canceled

100 Woodrose Pl. (MLS #375994) was canceled on 10/20/18 after 889 days on the market. It was first brought onto the market at $3,850,000 and was most recently listed at $3,520,000.

302 Cook Pine Dr. (MLS# 375527) was canceled on 10/30/2018 it was priced at $2,750,000 and had been on the market for 737 days.

Expired

516 Pacific Dr. (MLS #375940)  expired on 10/15/2018. It had been on and off the market for 683 days and was priced at $2,589,000.

218 Crestview Rd. (MLS #375987) expired on 10/18/2018. It had been priced at $3,495,000 and had been on the market, off & on, for 737 days.
