Current Prices at Mauna Lani Resort Villages Increasing Surprisingly Fast
Mauna Lani Resort Villages inventory is low and the prices have jumped (not crept) especially for condos. We are seeing Sellers who have waited patiently for the past 5 years for the market to change, now pushing the prices of their homes up by $100-$150K.
Why are the prices jumping so high so fast? Because they can! We have more Buyers than Sellers right now with multiple offers being made on the “value buys” both by investors, second home buyers, and mainlanders relocating and wanting to take advantage of the Hawaii interest rates.
Mauna Lani Resort Current Prices & Trends
There are currently five Lehua (2,174 sq.ft., 3 bed/3 bath) homes available in the Villages and no Maile’s (2,752 3 bed/3 bath). The jump from a town house condo (duplex) to a single family home in the Villages is $925K to $1.795M. For example, there is a Lehua currently on the market at a list price of $925,000. That is $125K above the highest sale in the past couple of years for a Lehua. Now to be fair, it is a very nice home with a southern elevated mountain view on the end of the lane with a huge yard, fully furnished, and one of the nicer units I’ve seen and will likely prove (in the not so distant future) to have been considered a fair price.
