Maui Kamaole Third Quarter Sales Statistics

Real estate sales are picking up everywhere. There’s rumbling that the market will soon be turning from a Buyer’s market to a Seller’s market. Better hop on the train before it leaves the station. Anyway, sales at Maui Kamaole have been modest this past 3rd quarter.

Recent Properties Sold at Maui Kamaole

  • G104: 2 bedroom/1 bath, 1,039 square feet, List price: $599,000, Sales price: $550,000
  • B209: 2 bedroom/2 bath, 1,244 square feet, List price: $889,000, Sales price: $800,000

Analysis: What is common with both of these properties that have sold is that they were both the largest floor plan available in their respective bedroom and bath count. Also, they were both ocean view units that were remodeled. I recently sold unit A202, which was a front row ocean view unit that closed for $732,000.

Properties Currently in Escrow at Maui Kamaole

  • A212: 2 bedroom/2 bath, 1,214 square feet, List price: $888,000

Analysis: Once again we see an ocean view unit in escrow. The sales price will be published in the fourth quarter wrap-up.

The good news is that there is a unit available in every price range!

Maui Kamaole is one of my favorite complexes. Nice grounds, pools and the units are so spacious. Whether someone wants to live there or rent out their unit it is a win-win complex. The good deals are on their way out for sure.
