Land Sales Gaining Speed on Kohala Coast

Lots along the Kohala Coast, particularly in gated communities, have begun to sell once again. In Kohala Ranch, Kohala By the Sea, and Kohala Waterfront, where lots range from 1/2 acre (Kohala Waterfront) to 13 acres (Kohala Ranch Summit), the price range varies from $190,000 for a three acre parcel in Kohala Ranch (MLS# 237530) to $1,199,000 for a 22,000 sq. ft. parcel of oceanfront property in Kohala Waterfront (MLS# 241947).

There are currently 55 properties in these three communities alone available for purchase, many with killer ocean views and at varied elevations. There have been 15 sales since January 2011 compared to 15 for the entire year of 2010. I am going out on a limb here saying sales have doubled!

One of my favorites is a manageable one-acre lot (MLS# 245657) with good ocean views tucked away into the top of Kohala By the Sea at the end of a cul-de-sac. It is surrounded by a gentle gulch on one side and The Botanical Gardens on the top boundary.

It has a long private driveway entrance that opens onto the gentle sloped (easy to build) land. Privacy is the key selling factor…okay, along with the great ocean and mountain views. Priced at $235,000…building is once again affordable and appealing.

If more space and higher cooler elevations is your thing, there is a great 3.5 acre lot (MLS# 244876) at the top of the Meadows in Kohala Ranch that backs to open ranch land and has spectacular views of the Kohala Mountains, Mauna Kea, Mauna Loa, and Hualalai…and yes, the Pacific Ocean!

This is another private piece on a quiet cul-de-sac with easy build and a very gentle sloped entrance. It is priced to sell at $249,000.
