Are you looking for a little bit more elbow room in South Maui – by that I mean more land, views, and perhaps a rental unit in your property?
If your answer is yes, you need to know Maui Meadows. This South Side subdivision was developed in the late 1960’s and the parcels are at least 0.5 acres or larger, therefore, a little more elbow room when compared to other subdivisions in South Maui.
I personally call Maui Meadows the “upcountry” of the South Side; at the very top of Maui Meadows, you reach about 500 to 600 ft of elevation and it does catch some of the mountain weather and the temperatures are definitely cooler up there, but you are only about 2 miles away from the nearest beach. Because of the size of the lots in Maui Meadows, one could have a main house and a 700 sf Ohana.
In 2016, there was a total of 26 sales in Maui Meadows ranging from $635,000 (bank owned property and the only distressed sale) to $2,050,000; the average sales price in 2016 was $1,250,000. The total number of sales in 2016 was 20% higher than the total number of sales in 2016. To me, this is a great display of high demand for Maui Meadows properties and perhaps the market is demanding a little bit more elbow room that your average lot size in South Maui.
If you don’t know the streets in Maui Meadows, they can seem like a maze because some will loop around, some connect you from one side of the subdivision to the other, and the majority are dead end streets. This makes Maui Meadows very unique. The hills are an awesome workout field for running or cycling. I personally used those roads to train for my first triathlon in Lanai last year and they were the perfect practice field, but that would be a good topic for another blog.
