I am often asked which available lots have “ocean views.” While there are still several ocean view lots available, most of these properties offer spectacular views of one sort or another.

It is most important to find a lot with good orientation depending on your lifestyle. If you spend more time indoors, and the ocean view is more important than a wind protected lanai, you would likely want to select a lot orienting yourself where you spend the most of your time to optimize the views. If you spend more time outside gardening or entertaining on the lanai, you would want the lanai to have not only a nice view, but also be sheltered from the wind and hot sun during the times that you would be using it the most.

It is fairly easy to determine the orientation as the typical trades come from the east and northeast in Waikoloa, often right down the saddle of the mountains with lighter onshore breezes in the afternoon from the west. 

While not every lot will be positioned perfectly, of course, you might also want to have your home designed and situated on the lot to expand your livability with sheltered lanais and gardens with rock walls, hedges, fencing, and trees. Most of the lots are of generous size to also consider situating the garage also to offer some protection.

One builder/client I know is currently building a home with an ocean facing lanai on top of the garage to maximize the view. It is accessible by exterior stairs off of a front courtyard and offers beautiful views while still meeting the standard 20’ height restriction. It is also wind protected from the vault of the living space.
