Waikoloa Village Building Size & Height Restrictions

Waikoloa Village does have a Homeowner’s Association and Environmental Rules, which include building guidelines and restrictions. The minimum size of a home in the Village is 1000 sq. ft. exclusive of roofed or unroofed porches, lanais, garage, carport, or outbuildings. The minimum size for a double carport or garage is at least 20 ft. x 20 ft.

Height Restriction

The height restriction is 20′ unless approval is obtained by the WVA (Waikoloa Village Association) for a two-story or additional height. There was a previous list of approved two-story lots based on the committee’s physical visits to each of the lots in the Kilohana Kai Development; which is the newest development in the Village. However, the “old list” of two years ago is no longer valid as the committee members have changed since the list was compiled.

Two-Story Approval

The Waikoloa Village Association recently had one member of the review committee resign with two more members having given notice to vacate and no new volunteers to take their positions. (The HOA board members are not eligible to sit on the committee themselves). Unless they change the bylaws, anyone who applies for approval on plans, heights etc., without a decision capable of being made within 30 days will automatically be approved, per Mr. Santos of the WVA.

I was advised that any houses that have drop offs to the back of their lots will “most likely be approved for a two-story structure” with the street level be the starting point for elevation. Additionally, any house that backs to a hill that would allow the home behind it to see over the new home would have a “good chance” of approval for a two-story build as well.
