The residential segment of Kauai’s real estate market saw $230.5M in sales volume, which represented significant growth from the $170.2M during the preceding quarter and the $111.6M during Q3 2023. In the Hanalei district (North Shore), Q3 2024 saw $90.8M in sales volume up 44% from the $62.9M in Q3 2023. Residential sales volume also saw growth in the Waimea (West Side), Koloa (South Shore) and Kawaihau (Kapaa) districts, but saw a small drop in the Lihue district.
The number of residential sales also increased in each of these districts and on the island as a whole compared with Q3 of 2023. During the past quarter there were 104 residential sales, a 104% increase from the 51 residential sales of Q3 2023. The South Shore saw the most residential sales in the quarter with 42. The North Shore saw 21 residential sales in Q3 2024, up from 17 in Q3 2023.
Median sales prices also saw continued variability around an apparently leveled off trend since early 2022. Island wide, the median sales price for residential property was $1,327,500 representing a 6% increase from the $1,300,000 median residential sales price from Q3 2023. On the North Shore, the residential median sales price for the quarter was $2,525,000, a 17% drop from a median sales price of $3,025,000 during Q3 2023. The North Shore, once again, saw the highest median sales prices on the island.
All in all, the market feels steady. It’s been several quarters of solid activity and property values that, while bouncing around a bit, are more or less holding.

Monthly Sales and Median Price Statistics
The below chart depicts monthly sales and median prices for both the entire island and the North Shore. At the time, the prior quarter (Q2), with 93 residential sales was the most we had seen over the preceding 13 month period. Q3 has now surpassed that mark significantly, with 104 residential sales during the period. Additionally, the month of August, with 41 residential sales, now stands as the busiest month of residential activity during the past year.
Long-Term Quarterly Median Sales Price Trends
The same story persists with continued variability in median prices but with a steady trend since 2022.
