Ka'anapali Shores First Half of Year Update | Market Remains Steady

The Ka’anapali Shores housing market has remained steady for the first half of the year, with the summer being very busy. There were 16 sales in the whole complex so far, which I will happily breakdown into individual units for you.

The second pool has been fully remodeled in a tropical lagoon-style with a bridge, hot tub, lava rocks, water spurts, and shallow areas for play and lounging. It reopened to stellar reviews.

Active Studios

There are currently 5 studios for sale:

Unit 434 (MLS# 369654) is a leasehold, bank-owned studio. It is currently listed for $244,900, has a small ocean view, and is in original condition.

Unit 332 (MLS# 370229) has been remodeled and is leasehold. It has ocean and mountain views and is listed for sale at $250,000.

Unit 440 (MLS# 369753) is a garden view unit. It has been recently remodeled with granite counter tops and upgraded kitchen cabinets. This unit is currently listed for $339,000.

Unit 336 (MLS# 370022) is currently listed for $349,000. It has been recently upgraded and has a garden view.

Unit 834 (MLS# 369132) is listed for $399,000. It has a nice ocean view overlooking the Papakea Resort and has been fully remodeled and upgraded.

Active 1 Bed/1 Bath Units

There are four 1 bed/1 bath units currently on the market:

Unit 350 (MLS# 367767) is the most affordable 1 bed/1 bath condo currently offered. It’s leasehold and listed for $300,000. It has an upgraded garden view with tile floors throughout.

Unit 428 (MLS# 331569) is listed for $505,000, it’s been remodeled, and has an ocean view between the Ka’anapali Shores and the Papakea resorts. It is currently in the front desk rental management program.

Unit 741 (MLS# 360441) was remodeled in 2013. It’s classified as a garden view; however, you can see a small portion of the ocean from the lanai. The unit is currently being offered at $510,000.

Unit 107 (MLS# 367836) is the last 1 bed/1 bath for sale and is a ground floor unit listed for $599,000. It has been remodeled and has a nice ocean view from the lanai.

Pending/Sold 1 Bed/1 Bath Units

Active 2 Bed/2 Bath Units

There are currently four 2 bed/2 bath units on the market. Two are leasehold and two are fee-simple.

Unit 615 (MLS# 368823) is leasehold and listed for $630,000. The unit is approximately 1004 sq ft. Ocean views from the lanai and living room allow for great rental potential or a possible second home. The condo has recently been remodeled.

Unit 203 (MLS# 369214) is the other leasehold unit. It has ocean views from the master bedroom and living room and is listed for $648,000. This unit has undergone an extensive remodel throughout. The living space is approximately 988 sq ft and close to the ocean.

Unit 816 (MLS# 370095) is the most affordable fee simple 2 bed/2 bath condo in Ka’anapali Shores. This 1004 sq ft ocean view unit has also been nicely remodeled.

Unit 254 (MLS# 365114) is the most expensive 2 bed/2 bath condo for sale. It’s listed for $970,000 and has a nice ocean view. It’s recently been remodeled and is approximately 1,078 sq ft.
