Kaanapali Coffee Farms Real Estate – West Maui’s Most Desirable High-End Country Living

Kaanapali Coffee Farms is West Maui’s newest and best (personal opinion) high-end residential neighborhood. Admittedly, I am more than a little biased about this as my wife and I have been dreaming to call the neighborhood our own since 2016. We completed our dream of doing so in early 2018 and absolutely love every aspect of it. From a lifestyle perspective, here are a few reasons why I think it’s just an absolutely rad place to call home in my blog post, Locals Guide to Kaanapali Coffee Farms – Like Fine Wine Country in West Maui. Fortunately for those looking to call KCF home, there are several custom home sites available for sale as well some beautiful brand new spec homes and one resale home for sale. This post outlines the current real estate offerings in Kaanapali Coffee Farms and a recent sales history.

In short, here are the three main reasons that I feel KCF is the top community of its kind in West Maui:

  1. The weather in Kaanapali is absolutely perfect with lots of sunshine but just the right amount of rain and trade winds to keep it very comfortable.
  2. The Coffee Farms are located right in the heart of Kaanapali, but placed up on the hillside, which makes them feel very removed and private but also minutes away from all of the attractions (beaches, golfing, shopping etc).
  3. The coffee provides a beautiful natural border between these 4-7 acre lots and is completely maintained by the association while also providing an income source for the owners to be applied against HOA fees. For those who like to farm or grow a few fruits and vegetables, the soil and climate are absolutely perfect for this.

What’s currently for Sale in Kaanapali Coffee Farms?

Kaanapali Coffee Farms is a 52 lot fee simple high-end agricultural community located between 400-500 ft. of elevation overlooking North Kaanapali Beach. In this photo, you can see South Kaanapali Beach, the resorts, Kaanapali Hillside, and Kaanapali Golf Estates in the upper left hand of this photo.

Currently, there are 5 homes for sale in the neighborhood and I believe that there will be two more on the way shortly.  One of the homes is already complete and the other 4 homes are brand new spec homes that are in the process of being built. There are currently 6 spec homes for sale in Kaanapali Coffee Farms right now. All of these homes were built for the purpose of being sold to a new buyer rather than an individual homeowner building for themselves.

3 Brand New Brown Development Spec Homes

Greg Brown is by far the most successful West Maui general contractor in terms of overall gross sales for West Maui Luxury homes namely in Launiupoko, Kapalua, and now in Kaanapali Coffee Farms. Greg and his team built my home in Kaanapali and did a fantastic job. All of these three homes are being done by Greg and have just started the building process. These are lots #48, 49, and 50.

One of my good friends and fellow Seabury Hall alumnus, Peter Neiss and his family’s firm, Maui Architectural Group, designed this beautiful home being built on lot #11. It appears to me that this home will be finished around the mid-point of this year or so. Where the dumpster is located in the below photo is the location where they have graded the pad if someone wanted to build an additional Ohana structure of up to 1,000 sq.ft. of living area.

3400 Aina Mahiai Sits in the Mokka Point section of Kaanapali Coffee Farms where the homes can be no larger than 3,000 sq.ft. of interior living area. Mokka Point is the section of the farms that are the lower elevation closer to the ocean.

Kaanapali Coffee Farms Custom Home Sites for Sale

There are currently 4 active custom home sites for sale in Kaanapali Coffee Farms. All but lot #29 (last developer lot) are resale lots and range in price from $860,000 to $995K. For orientation on the below map, the lots for sale are lots: lot #3 at $860Klot #29 at $899K  which is the last developer lot, lot #25 at $995K , and lot #42 which is just up the road from our house and recently came on the market at $1.1M. Lot #2 at $895K is a resale lot that is now under contact.
