Horse Property for Sale on Hawaii Island

I have written over the years about Hawaii Island (“Big Island“) horse properties and equestrian oriented communities including Waikii Ranch, Puu Lani Ranch, and the three Puakea ranch communities. There is still no easy way to search the MLS directly for properties with barns or arenas or even just paddocks for horses. But I try to keep track of whatʻs for sale on the Big Island.

A New North Kohala Listing with Private Equestrian Facilities

For an island with three of the top 25 cow-calf operations in the United States and a rodeo, roping, three-day event, driving clinic or polo match every weekend, there are surprisingly few homes listed at any given time with a private arena or barn. Even fewer are outside of communities with restrictive CC&Rs.

My new listing in North Kohala is unusual because it was envisioned originally as a small scale horse-breeding facility, for a time hosted intimate trail rides, and evolved again into a venue offering equine assisted learning and therapy programs for both youth and adult populations.

Horse enjoys the views from one possible home site on this equestrian estate.

The busy owners never quite got around to building their dream home, instead settling into the managerʻs quarters at the lower farm buildings. The lots in this small subdivision were designed to have exclusive rights of access over the section of the oceanfront parcel directly makai (ocean side) of their boundary. Thus the owner has the benefits of oceanfront without the responsibility.

If what you need is a property with an indoor riding arena, there is only one active listing, the equestrian property at the Summit of Kohala Ranch. The property includes almost 35 acres and a residence with three separate living areas…although the acreage consists of multiple parcels, which would allow for another residence to be added on this estate as well.

There are only three active residential listings at upcountry Waikii Ranch, the smallest number I can remember.  Two of the three are set up for you to move right in with your horses. While neither MLS 607373 nor MLS 613616 has an arena, the shared Waikii Ranch horse facilities are a short ride along the equestrian trails. Both feature a total of six bedrooms, over 8600 sq ft of residential area between main home and guest quarters, a barn, and 20 acres. They are actually quite different properties, so contact me directly for more details.

Big Island Horse Properties – $1 million or less

The listings above are all in the multi-million category. If you are looking for a horse property and your budget is $1 million or less, you still have a few options.

The homes at Puu Lani Ranch are on lots of about one acre, and residents with horses keep them at the community barn. Of the three active listings at Puu Lani Ranch, one is priced under $1 million (MLS 612442).

A handful of current active listings on the Hamakua Coast also qualify as horse properties, including MLS 619520 for only $650,000 with a cute one-bedroom home, paddocks and feed/tack room in the barn.

Horse Friendly Vacant Land and Pocket Listings

There are plenty of options for vacant land, and even some which lack a residence for humans, but have a barn or arena for horses. Residential inventory is currently non-existent at places like Puakea Bay Ranch or Ranch at Puakea, but there are lots available. And there are also a few horse properties with homes that are not listed in the MLS but have owners who have listed or plan to list and are happy to have showings.
