Hoonanea at Lahaina

Hoonanea by name means to relax, to pass the time in ease, peace, and pleasure. That’s what builder Shuler Homes/DR Horton had in mind when they developed Hoonanea and the result is an ideal property for the local West Maui resident, possibly better than any other available condo available in this market today.

These are a few reasons why:

1. It’s Newer

Hoonanea at Lahiana Unit #216 was completed in 2010 and is still occupied by the original owners. It is the newest condominium development in West Maui, which means spacious floor plans (1,261 sq. ft.), 3-level town home design, and upgraded interior features like stainless steel appliances, genuine wood cabinets, bamboo wood flooring, corian counter tops, eco friendly full size washer and dryer, split system air conditioning units (no wall units here!), a fenced-in backyard, plus a 180 sq. ft. end-unit automatic garage.

2. Price: #216 Listed at $445K = $352/sq. ft.

Let’s take a snapshot of today’s available West Maui condo inventory.

Solds Comparison: In the past 12 months, dated October 7, 2014, 33 like properties to Hoonanea have sold. By “like” I mean specifically 2 bed/2+ bath, fee simple, non oceanfront, none to minimal ocean view condo properties in West Maui. The average sales price of those 33 units were $557K, with an average per sq. ft. price of $449 and an average unit sq. footage of 1,221 sq. ft. Of these sales, only units recorded at Hoonanea had an extra half bath or a separate garage (garage sq. footage not included in total sq. ft. sales price).

Actives Comparison: Same criteria as above, 26 active properties currently listed with an average list price of $676K, an average per sq. ft. price of $527, and an average unit sq. footage of 1,253. Of these actives, no others include the half bath, or the garage. Newer is better, and it doesn’t necessarily mean more expensive.

Modern appeal: genuine wood cabinets, stainless steel appliances, corian countertops

Here are a few details of how Unit #216 compares to other listed 2 bed/2+ bath condos for sale in West Maui:

  • It is the 2nd lowest priced 2 bed/2+ bath over 1,000 sq. ft. and lowest priced over 1,250 sq. feet (next lowest is listed at $150K more).
  • At $352/sq. feet list price: It has the 2nd lowest price/sq. ft. offering of any 2 bed/2+ bath (the one lower is a distressed short sale).
  • $308.55 monthly maintenance fee is the lowest on the market of any fee simple West Maui condo of any size!

3. Location

Whether you work on the other side of the island, up North in Kaanapali, or down the hill on Front Street…Hoonanea presents the very best Lahaina location for accessibility to being island wide mobile. Mobility is a major factor when it comes to quality of life here on Maui, it’s the necessary evil, and although West is best, it is many times a major deterrent to living in West Maui.

Hoonanea at Lahaina has convenient accessibility to all roads heading in and out town

However, Hoonanea provides a solution, just take a look. By automobile and going the speed limit, one could take the Lahaina Bypass up the hill to the South, hook up with Hwy 30, avoid all of Lahaina traffic, and be headed to Kahului within minutes. Heading to Kaanapali, Kahana or Kapalua? Hwy 30 heading north is reachable within seconds. Very few places compare to Hoonanea in accessibility and ease of travel in West Maui.

4. Convenience

While this area is not urban whatsoever, Hoonanea could be looked at functionally like city living where all you need to survive is within a short distance and literally seconds away from groceries, gas stations, drug stores, hair salons, beaches, shops, and more.

5. The Neighborhood

While Hoonanea is officially a condominium community, think more town home: the building’s structural layouts offer side by side living with no units above or below. Additionally, this pet-friendly community includes a fenced-in park complete with gazebo, picnic, grass, and BBQ areas for relaxing or entertainment. Since this is a newly built community, a warranty from the developer is included in the sale.
