Cash Bidding War Sells Haiku Home at 97% of Asking Price – Stice Team

The Stice Team is proud to announce that we just closed a large home and cottage in Haiku at 610 Kaupakalua Rd. – we represented the seller on the transaction. We did our best job of Smart Marketing and Solid Representation on the property and the results show – we procured multiple competing offers and the property closed at 97% of the original asking price to an all cash buyer.

Solid Representation

Here are some of the many things that we did to assist the seller in this transaction:

  1. This property was listed with a different brokerage firm for over a year with very few showings and no offers. When the Stice Team listed the property, we had about a total of 40 different showings on the property and procured competing cash offers that we were able to leverage against one another to get top dollar for the seller.
  2. We sold the property for 97% of original listing price to an all cash buyer with no need for appraisal or potential other issues.
  3. We successfully negotiated the seller from covering any repair costs from the C-51 home inspection, which likely saved the seller thousands of dollars.
  4. I personally helped the seller move a fence on the property in order to avoid any additional costs with encroachment agreements with the neighbors, which created goodwill with the buyers; as a result the buyer signed off on this contingency.
  5. We negotiated a situation to allow the seller to lease back the home from the new buyer in order to create a better environment to allow the sellers to move their children to a new house without the stress of a frantic move at closing.
  6. We worked with the tenants in the cottage to schedule showings despite the obstacles that they presented. We also made it possible for the seller to not have to deal with the tenant moving out and the challenges that sometimes presents as the new buyer assumed their lease.

So are you saying it wouldn’t have appraised at sales price if appraisal had been done?

Bill, It probably would have appraised higher than sales price, but there were other issues involved that perhaps would have to be been dealt with involving appraisers and underwriting.
