What's Selling on the Beach on Maui?

Let’s face it. The beach is where it’s at. Why live on an island unless you appreciate the beach and getting sand in between your toes?

There is an argument for oceanfront properties (stay tuned for the next blog!), but let’s focus on the beachfront action. Everyone who wants to live on Maui for the lifestyle, sunsets, and weather, appreciates the beach. To actually live on the beach, well, that is the stuff of dreams – for most…but not all!

So far, in 2016 on the island of Maui, we have had 8 beachfront properties sell according to the Realtor’s Association of Maui. Scouring the property tax records, I found 1 more beachfront property that sold off market. Only 9 so far this year – less than one a month is not a lot of turnover. This is a special market segment. And with prices ranging from $1,025,000 to $18 million, there is a wide spectrum of prices. See this sold spreadsheet for details.

19 Kamaka Circle, Lahaina – First Beachfront Sale For 2016

The first beachfront sale for 2016 was 19 Kamaka Circle at Baby Beach in Lahaina, which sold on 1/29/16 for $3,975,000 (MLS# 364607). It was listed by Mary Anne Fitch, R(B) of Hawaii Life Real Estate Brokers and sold by Buz Moffett, R(B) of Moffett Properties.

594 Stable Road, Sprecklesville – The Highest Beachfront Sale So Far in 2016

The highest beachfront sale so far in 2016 was 594 Stable Road in Sprecklesville. It sold for $18,000,000 on 7/7/16 (MLS# 370561). Sold before listed by Rhonda Smith-Sanchez of Coldwell Banker Island Properties.

Want the Beach, But Not the Price Tag?

If you want a “beachfront” property, but not the price tag, consider 36 Kai Pali Place (MLS# 369196). While not actually beachfront, you are one property back from beachfront and save quite a bit. Only one property over is the beach access to Baby Beach in Lahaina. See this blog for more info.
