What's Selling on the Ocean on Maui?

Come on! Tell me true, would it be beachfront or oceanfront for you?

If you read my last blog on beachfront sales, you remember me noting that some Buyers may prefer an oceanfront over a beachfront property.

Besides the Sand, the Real Difference is the Privacy

Owners of oceanfront properties tend to have a bit more privacy while enjoying their Maui getaway. As the beaches are public land in Hawaii, owners of beachfront properties can have sand lovers stationed outside of their front yard any time of the day or night. Oceanfront owners may have the occasional stand up paddler or kayak cruise by, but for the most part, the boats and whales far offshore pose little threat to privacy.

Looking through the Maui MLS and Maui County tax record show only 7 sales of residential and 2 sales of vacant land properties that are oceanfront so far in 2016. Pretty similar to the beachfront statistics. With prices here ranging from $1,450,000 to $13,000,000, there is a little something for everyone. See the sold spreadsheet for details.
