Assessed Value, Zestimate, Sales Price, and Market Value. This is Fawn Bertram with homes by Fawn and Hawaii Life. Knowing what your home is worth can get incredibly confusing when looking at these different evaluations.
It gets even muddier when you look at the larger national websites like Zillow, which even admit, that they’re only within 5% of the actual market value 50.2% of the time. They are applying large national geographical algorithms, and they’ve never once step foot in your home so they cannot take into effect the updates you have made or the Honolulu County area specifics.

The tax assessor may give you one opinion of value, an appraiser will provide you with another, but at the end of the day, a home is worth, what someone is willing to pay for it. Period.
