Are you thinking about purchasing a home? Are you wondering what fees you’ll be paying once you’re in escrow? Hi, I’m Fawn Bertram with Homes by Fawn and Hawaii Life. Besides the down payment, Buyers in Hawaii usually pay for home inspection and appraisal.
J1 or Home Inspection
After an offer is accepted, one of the very first things you’ll do is a J1 or Home Inspection. The home inspection is paid when the home inspection takes place. Usually, you can pay online or at the inspection.
Once the home inspection is accepted by all parties, the lender will order the appraisal. Sometimes the cost of the appraisal is rolled into the mortgage, and other times the appraisal will need to be paid upfront. Always speak with your lender to find out how the appraisal will be paid for.
In Hawaii, when purchasing a home, the seller usually pays for the condo documents if there is an association, termite inspection, survey, or staking if it’s a single-family home and cleaning. Sometimes buyers pay for these fees as well. It depends on if the house is a foreclosure, lender sale, or if the seller has not agreed upon paying for these items. Always speak to your agent about these additions.
Having an experienced real estate agent negotiate on your behalf, will save you thousands. Want to learn more, contact me at 808-439-1077. I would love to help answer any questions you have.
