Kamuela (Waimea) Homes For Sale – Still a Strong Buyer's Market

Last month, I started looking at home sales in Kamuela from the viewpoint of inventory. When there is more than a 6 month supply of homes on the market it is considered to be a buyer’s market and if it is under 6 months it is called a seller’s market. In looking at the inventory of homes in February, Waimea stood at a 14 month supply of homes with 78 homes available for sale.

This stream front home (MLS# 233740) has views of 3 mountains, Hickory hardwood floors, a covered deck of Ohia woods, copper railings, almost 2,500 sq. ft. of living area, and is now priced at $738,500.

March’s inventory shows little change this month with a total of 77 homes currently on the market. Last month, the breakdown between dry and wet side homes was the wet side at a 13 month supply and the dry side with about a 16 month inventory of homes for sale.

This month, the wet side has 44 homes on the market and the dry side has the remaining 33 homes. Inventory numbers are at 14 months for the wet side now and about 15.5 months for the dry side. A slight change, but still a very strong buyers market at over a one year’s inventory of homes listed for sale. I’ll be back next month to see if there is any change in these numbers.
