Waikoloa's Kilohana Kai Lot Sales Update

Kilohana Kai in Waikoloa Village lots are selling steadily. The remaining 84 lots in Phase II were released for sale by the developer last July. Since release, there have been 8 sales with 4 pending sales underway. The development has recently gained the attention of a couple of larger scale builders; though no deal has been struck so far. Sales have primarily consisted of single lots to buyers planning to build their own home; though a couple have been to builders building for speculation of one or more homes. Two of those homes are already on the market for sale.

The majority of the lots vary in size from 10,000 sq.ft. to just over 12,000 sq.ft. and are priced from $145,000 – $199,000. The lots are site prepped with underground utilities at the curb and read to build on.

Exceptional Lot For Sale

There is, however, one lot that was originally intended to be divided into four lots. Lot 36 is 15,1562 sq.ft. and is priced at $405,000. This exceptional lot has some great unobstructed ocean, coastline, and Maui view sites for the discriminating buyer/builder.

Building Requirements

The most frequent questions I get on a daily basis are the minimum size of home that is allowed, and the maximum height, and what the setbacks are:

The minimum size of living space is 1,000 sq.ft. + mandatory minimum 20 x 20 sq.ft. carport or garage.

Height: 20′ (unless approval for split level or 2 story is obtained).

Setbacks are 25 feet from the front, 20 feet from rear, and 10 feet from the side boundaries.

We will be in Waikoloa Resort from Oct 8-16th. One of our main objects is to look for property to retire. We are familiar with that area because we have two timeshares with the Hilton Grand Vacation Club. We have been focusing on the south Kahala region.

Ironically we also submitted a letter to Hawaiian Life for the TV series & heard back from the network a few weeks ago.

We have been looking at listings in Waikoloa Village. What prompted this reply is the build able lots in this article. If interested in helping with our search, please contact us. JDK

What a beautiful view! I love love to buy some land like this to live on. Are there any home size requirements for this area? I would love to own a tiny home on a great piece of land, but I know that they aren’t allowed in some areas. It would be a dream to wake up to an ocean view every day!

Aloha April; There is a minimum size of 1000 sq. ft. plus a 2 car (20′ x 20′) garage or carport in the Waikoloa Village CCR’s.

I believe you would want to look at properties without CCR’s in order to avoid such limitations.
