Waikoloa Village Real Estate – Lots Of Lots For Sale

A new lot (MLS# 236373) has come on the real estate market, listed at only $99,000, and making a total of 19 lots for sale in Waikoloa Village.

This is now the second lot to be listed under $100,000 in Waikoloa Village; the other is listed at $69,000.

This lot on Malina (MLS# 225526) has ocean views for $120,000

At this time there are 19 lots on the Waikoloa Village real estate market, topping out at $1,257,421 for 4.6 acres on Puu Melia. There are three lots that are larger acreage lots with larger price tags; these range from $250,000 to $628,000.

But most of the lots in Waikoloa Village have a standard lot size from 10,000 sq. ft. to 13,000 sq. ft. There are 11 lots of this size that are priced in the lower $100,000’s. Several of these, give at this time, are in the new subdivision of Kilohana Kai where they are still being sold by the developer. The remaining lots are scattered throughout out the village. Many of these have ocean views and most have the neighboring lots already built out.

One glaring stat on lots sales is the time on market. Many of these lots have been on market now for over a year—the lot listed at $69,000 has been on market for 723 days. The main reason for this is the difficulty in buyers getting financing. For the 15 sales that closed in the past year, only two of these were closed with a loan. To buy a lot today, the buyer needs to have cash.
