Waikoloa Village Condo Sales Still Slow in November

The month of November was again a very slow month in Waikoloa Village for condo sales with back to back monthly sales of just one. The sole sale for November was an Elima Lani REO unit that sold for $89,900, and was on the market for a total of 28 days.

But, this slow down in closed sales is going to reverse very soon as condos have been going into escrow over the last two months even though closed sales have been lagging. Last month there were 5 condos that went into escrow—3 Elima Lani’s, 1 Waikoloa Hills, and 1 Paniolo Gardens.

This brings the total of condos in escrow right now to a healthy count of sixteen. While many of these are “distressed sales” and so are subject to longer closes and more “fall outs” in escrow, it still looks like we will have higher sales numbers in the coming months.

There were several new condos brought on market in November—a total of 10 new listings. But with so many going into escrow, the total number to view is only 42 condos.

Prices range from two Fairway Terrace units in the $80,000’s up to Elima Lani’s in the low $100’s, to Paniolo Club, Greens, and Villas all in the $200’s, to Waikoloa Fairways in the $300’s and $400’s, and the Pointe in the $500’s and $600’s range.
