Waikoloa Village January Condo Sales Show Increase In Numbers

Sales for Waikoloa Village condos for January showed a pick up in sales numbers with a total sales of five condo closings last month. Elima Lani had two units sold, Fairway Terrace also sold two condos and the fifth sale went to The Greens At Waikoloa. Getting back up to five sales is a healthy sign after December’s low of just three recorded sales. Read my December sales blog for those details.

Here is a look at January sales in Waikoloa Village:

Fairway Terrace C 103    Sold $74,932  Days on market = 6

Elima Lani  Sold $90,000  Days on market = 22

Fairway Terrace F102  Sold $97,400  Days on market = 83

Elima Lani 1301  Sold $108,370  Days on market = 20

Greens At Waikoloa  Sold $149,000  Days on market = 114

Many of Waikoloa Villages’ condos are located along the village golf course and owners play at a discounted rate

As you can see, the sub $100,000 condos usually do not stay on the market for very long. This month, an Elima Lani condo that was priced under $100,000 was on the market for just 7 days before it had an accepted offer and was put into escrow.

There are 17 Waikoloa Village condos in escrow at this time, so it looks like sales figures for the next few months will continue to show some strong sales numbers.

Good question Katie – last years average price for Waikoloa condos started the year at $186,000 and ended at just under $125,000. I don’t think this year will be a repeat of that. There is starting to be a price difference betweeen Elima Lani and Fairway Terrace for both distressed sales and regular sales. Elima Lani has had several sales in the $125,000 to $130,000 range so will help to bring up the average sales price of condos in the village.
Also last year there were only 4 sales for condos prices in the $200,000’s and only 2 sales for condos prices in the $300,000’s and that was as high as the market went. This month we have had a Pointe at Waikoloa unit that sold at $500,000 so that will really bring the average sales price up! But, this month we have also had some sales in two other complexes – Paniolo Gardens and Waikoloa Villas.
Many owners of Waikoloa condos have realized that they need to compete with the really low short sale prices of the resort condos. These lower priced condos are starting to bring in buyers to a variety of complexes in Waikoloa. And, as we get a few more sales above the $100,000’s the average price will slowly rise higher.
