Waikoloa condo sales for January 2014 started off the year with a slow start as the average sales price was much lower than last year’s average sales price. The total number of sales was also fairly low, with just 4 total sales. The average sales price was just $146,463 – quite a bit below 2013’s average sales price of $175,786.

There were two bright sides to January sales – the average days on market was an incredibly short 11 days. Also, there were no sales of distressed properties that often sell below market value.
At this time, the number of condos for sale stands at 17 condos – this is up from much of last year when there were often only around a dozen condos for sale in Waikoloa. Buyers will also find quite a few choices as almost all the condo complexes have a unit listed for sale. I’ll be back with a look at February sales to track where sales prices are headed.
