Waikoloa Home Sales for July 2012 Show Slight Drop in Average Price

Easily the most expensive home in Waikoloa (MLS# 253784) with features rarely seen in Waikoloa, including a TV built into a bathroom mirror

July home sales in Waikoloa had a slight decrease in the average sales price down at $295,875. In June, the average sales figure was slightly higher at just $300,875. The number of sales for both months was eight.

Waikoloa Homes For Sale

Active listings for homes in Waikoloa is now at 37, but the number of homes priced under $300,000 is only four homes, and the lowest is priced at $259,000. There is one home priced at over one million at $1,499,000.

Waikoloa Homes in Escrow

There is a large number of Waikoloa homes in escrow – 25 total with a staggering 21 of these homes being either short sales or REO’s. Because these homes take longer to close, many of these homes have been in the escrow pipeline for several months, leading to a build up in homes waiting to close.

While many of these are in the under $300,000 range that has been so popular in Waikoloa, there is an increasing number of buyers willing to pay in the higher price ranges. Ten of the homes in escrow are now priced over $300,000 with one home with a list price over $500,000.
