Waikii Ranch, located near Waimea (Kamuela), is the only gated community on the Big Island of Hawaiʻi which is truly set up as an equestrian community. Lots are 10 acre to 40 acres, and common facilities include two arenas, a round pen, polo field and riding trails. Consequently, there is room and reason to build substantial residences with guest quarters and barns, several of which are currently listed for sale.

Upcountry Homes for Sale with Barns and Acreage for Horses
There are currently only four active residential listings at Waikii Ranch:
- $ 1,449,000 for a 2,682 sq ft house on 10 acres (MLS 613793)
- $ 2,995,000 for a 8,693 sq ft hour on 20 acres (MLS 607373)
- $ 3,850,000 for a 8,637 sq ft home with on 20 acres (MLS 613616)
- $ 7,900,000 for 8,828 sq ft under roof and 53 acres (MLS 613420)
Three of the four homes listed for sale at Waikii Ranch already have paddocks and a barn of some size. As for the one that does not…if you are comfortable with 2,682 sq ft rather than 8,000+ sq ft of residence, it is easy to add horse facilities on a 10 acre lot and the home is listed with an attractive price under $1.5 million. Thatʻs a lot of room in the price to add a barn and fencing.

Three Equestrian Estate Homes For Sale at Waikii Ranch
On the surface, the three Waikii Ranch properties listed from $3 million to $8 million in asking price might seem similar. Each of them has over 8,000 sq ft under roof including a main house and guest quarters, horse facilities, and acreage. The highest priced listing includes 43 acres while the other two only have 20 acres, but with the most recent sale of a 20-acre lot at $400,000, the acreage alone does not explain a $4-5 million differential in asking price.
So letʻs look at the three listings.
I included the home listed for $2,995,000 as a favorite on my August 2017 list of Big Island horse properties for sale. It has four bedrooms in the main house, a 2-bedroom guest house, and a 4,000 square foot barn (only two stalls, a lot of equipment storage) with caretaker quarters and a riding arena.

The property listed for $3,850,000 (MLS 613616) was until recently operating as a Real Farm. I subscribed to their weekly CSA basket and often added free range lamb, chicken, and duck when it was available. Four greenhouses are still on the property and the 3-stall horse barn has a kitchen previously used for value-added processing of farm products.

The main house and guest house on this property are richly appointed in upcountry Hawaiian ranch style, with abundant use of wood and lava rock. A house this size accommodates a large, active family…or just lots of friends and family visiting from the Mainland or nearby Waimea.

The Waikii Ranch estate listed for $7,900,000 is the one sold by Concierge Auctions in 2015.
I have not been up to see it and it is not clear from the photos what the current owners may have done to add value. But it is definitely a one-of-a-kind horse property, suitable for a breeding operation, or a string of polo ponies to participate in polo season at Waikii Ranch! You also have a covered arena to ride in on wet days.
