Big Island Real Estate – Waiki'i Ranch Has a 3 Year Supply of Lots For Sale
Waiki’i Ranch looks beautiful now that the rains returned several months ago and brought back the green grass. Unfortunately, the buyers have not yet returned to Waiki’i, and with six 10-acre lots listed for sale, this is a 3 year supply of lots.
The current inventory of 10-acre lots ranges from a low of $245,000 to a high of $545,000 for a developer lot that is actually 11.35 acres. The 3 year inventory is based on only two sales in the past year; both of these sales were in 2011 and both were under $200,000.

The two sales so far this year were for lot #119 in March for $150,000 and lot #72 for $180,000. Those two sales in the past year combine with just six current listings for some simple math for figuring the current inventory is at a three year supply of lots for 10-acre lots.
There are also two 20-acre lots for sale at $399,000 and $425,000, and if you want a lot of space around you, there are also two 40-acre parcels listed for sale at $440,000 and $600,000. There has been one 20-acre sale in the past year at $311,500, but no sales for 40-acre lots.
As I said, the rains have returned to Waiki’i Ranch and it is really beautiful up there again. If you have never been to Waiki’i Ranch, you need to see this very special part of the Big Island. No other part of the Big Island is like Waiki’i Ranch, and for the horse person, the facilities are wonderful—a polo field and arena to ride in along with miles of trails and wide open spaces.
But, it is a gated area, so you will have to contact a Realtor to make arrangements to take you into the ranch. There are also some great homes to view, so you may just want to make a day of it!
