Villages at Mauna Lani are on the Move

There have been 6 sales in the past 3 months at the Villages in Mauna Lani with 3 more (all Lehua floor plans) currently under contract. What is most important, however, is what is available?

Of  the available homes: #302 (MLS# 242131) is a bank owned property sparsely furnished, well-worn vacation rental unit which is adjacent to the back of the Shops at Mauna Lani. I point this out because at the price of $750,000 you would expect it to be nice…not so. The AC units are what you hear and see from the master suite lanai.

The only other remaining Lehua one currently available is #425 priced at $1,550,000! (MLS# 227600) Even with a pool in its own yard, this Lehua floor plan has a price that is NOT right compared to the recent sales in the mid to high $700,000’s.

A better choice for the price range would be a short sale Maile floor plan, #608, (MLS# 225701) priced at $885,000 which has a nice view (over the top of 700 row however) of the North Course fairway and has “some” furnishings included.

As for the single family homes; of the available 3 homes, #312 (MLS# 241995) backs to the rec/pool center and is very nicely upgraded, and is priced well at $1,195,000 (sans pool however). My favorite #734 (MLS# 240706) priced at $1,498,000 has a pool and is directly overlooking the 6th Fairway of the North Course. This home is furnished by designer Peggy Chestnut and was the model for the single family homes thereby boasting loads of upgrades including slate floors throughout the living area, kitchen and lanai, upgraded cabinetry, and ceiling treatments. This home shows beautifully.

I have shown #608 so many times the dog across the street thinks I live there LOL! But compared with your recent sale of that floorplan, Pam, which had at least as nice a view and all the furnishings, it seems overpriced at $885,000. But timing is everything and as the only Maile left for sale, perhaps they will get close to asking.

Beth; I have to agree with you..but supply and demand is what it’s all about. Is this the turning point for the Villages! That one is a short sale however.
