New Listing at Villages at Mauna Lani – Immaculate Condo with Nice Views
There is now a fourth option at the Villages at Mauna Lani! Today, a Maile floor plan came on market in the “300 row.” It is a lovely unit completely furnished in Tommy Bahama furnishings and has never been rented.
It (MLS# 244710) is in immaculate condition and has nice views over the single family residences which are facing the golf course. The price is $929,000 fully furnished and it is NOT a distressed, short sale, or REO (bank owned) property.
The last several sales show the value of the Maile to be in the range of $850,000-$895,000. However, of those recent sales, 3 of the 4 reported in the past 6 months were “distressed.” Again, my mantra, supply and demand is the great equalizer.
The value of a property being well maintained and nicely furnished far outweighs a bargain if the buyer has to put the same amount of savings back into a property to bring it to good condition. As my clients currently in escrow on a Lehua floor plan quickly learned, the maintenance is soooo important.

Pam, I just heard that the REO listing of the Lehua floorplan has an accepted all cash offer. I think that makes this new Maile one of only TWO available Villages units, with the other priced well over a million. Going to show it today!
