Villa On Eaton Square is among the buildings originally developed on leasehold land that I mentioned in my blogs about 1717 Ala Wai and Marina Towers. The Magoon family owned the land and this particular development was named after Eaton Magoon.

Recent Sales at Villa on Eaton Square
There has been quite a bit of activity at Villa On Eaton Square during the past 6 months with 11 closed sales averaging 35 days on market. Eight fee simple one bedroom sales at an average price of $380K, one studio at $270K, and two leasehold one bedroom condos at $192K and $200K. Even though the fee – land – was offered to the owners in 1987 for approximately $10K per unit not all of them purchased, so there are still some leasehold condos in the building that are subjected to a significant value disparity.
I think it is a great building to purchase a condo and you can view more details on the penthouse and other active listings on my Waikiki Condos property gallery.
