VA Eligible Townhouse in Ewa – Lei Pauku at Hoakalei

The market on Oahu is very fast-paced for home buying, especially considering the limited inventory. At times, it can seem to be a challenge to find and then have an offer accepted. This is often a more prevalent challenge with a VA buyer.

One great strategy is to stop competing with the masses for the same properties. When you have a developer like Haseko that is not making buyers go through a lottery the process can be much more streamlined. This is true for their fast selling townhouse project in Ewa Beach called Lei Pauku. These are brand new townhouses that are VA eligible and no lottery system to buy. Hence these are first come and first sold. You have all the warranties and guarantees from the builder on the new construction materials, appliances and interior. If you are PCSing for a shorter period of time and looking for a shorter term property investment, newer is always a safer bet. Not as many potential issues with items breaking and deferred costs.

Lei Pauku is a great addition to the Haseko master planned communities. The HOA of $528 includes access to the Wai Kai lagoons, high-speed internet, telephone, HD cable and the common area maintenance. The units are selling fast and a small deposit of $2500 will hold the property. It is also important to recognize that the sales agents in the office are working for the developer. This is why it’s best to have a local agent register you initially with the developer and then guide you through the next phases.

These properties are 3 bedroom and 2.5 to 3 baths and range in price currently from $637,995 to $661,305. The square footage ranges from a total of 1883 to 2170 square feet including the lanais and covered spaces. There are also some amazing lender credits that are currently being offered of $5000 and no loan points. This can make a huge difference in the monthly payments.

These properties are landscaped, include blinds and washers and dryers. They are also semi-customizable for additional costs allowing the buyer to choose carpet, cabinets, flooring, and paint. So in a marketplace that seems to have multiple offers on a new offering, why bother competing when you can buy new?
