If you’ve been thinking of selling, there is no better time than now! In my 40 plus years in real estate, I do not recall ever seeing the inventory so tight. Case in point — my buyer clients recently put an offer in on a Hawaii Kai house. It was listed at $1,285,000. We went in over asking with a super strong down payment, short timelines, and terms favorable to the Seller. The Seller’s agent received 11 offers in all. Every offer was full-price or above. There were also cash offers on the table. Our offer was one of the strongest, but the Seller selected another offer to work with.
Highly Competitive Housing Market
This is just one of many stories. Stories of Sellers who are reaping the benefits of this currently tight and competitive market. If you have been contemplating a move, I truly believe there is no time like the present to list your home. The last two listings I had sold right out of the starting gate, and both received multiple offers, great terms, and over asking prices! Buyers are desperate to buy, and historically low interest rates continue to fuel demand. As a Seller, you are in the driver’s seat and in a position to command a great price and great terms.
Still Important to Price Properly
Of course, there are some caveats. You’ll still want to make sure your home is presented and promoted properly. Also, even in today’s market, pricing your property correctly is important. List your home according to comps and then expose your property to the market at large. Let the market decide value. Believe me; if you do it right, you won’t be disappointed. If You’re Looking to Sell, Now May Be the Time
You may not need to sell or want to sell. If that is the case, I never recommend selling just because the timing is right. However, if you know a move is in your future, you may want to ramp up your efforts to get your property on the market. Soon.
