The Secret to Getting Your Offer Accepted

If you’ve been vying for a home in today’s market, you already know how competitive it is. You may have even lost out on a property (or two), due to competing buyers. You know the competition is fierce, and you may be ready to give up. But don’t! Stay in the game.

Let me tell you a true story about a buyer who lost out on more than one property. She’s been looking for a while, and she has submitted offers. Strong offers. She’s a great candidate — well-qualified, ready, willing, and able. Guess what? She is now successfully in escrow, and she is excited. She stayed in the game and eventually found the right home and successfully secured it.

Making a Well-Crafted Offer

What was her secret? For one, she worked with a very seasoned and professional Realtor. He’s a great guy with a stellar reputation. He’s calm. Amicable. Knowledgeable. I was on the other side of the transaction representing the Seller. We were in a multiple offer state. Though the selection of the offer is solely a Seller decision, the professionalism and reputation of the Realtor played a role in the Seller’s ultimate decision. So did the well-crafted offer. What do I mean by a well-crafted offer? It was clean and straightforward. Time frames were tight, and non-essential clauses like cleaning and pet treatment were deleted. The Buyer also was willing to close quickly. Who doesn’t want to get through the process in a timely and efficient manner? Even the home inspection time frame was shortened. The Realtor had the inspector lined up and ready to go in the event the offer was accepted. That’s what I called prepared. Proactive.

Don’t Give Up!

Have you used similar strategies and crafted strong offers with still no luck? Don’t give up. It may just be a matter of time, so stay in the game. This buyer did, and now she’s looking forward to getting keys.

We all know that it is tough for Buyers right now. We understand that it can be frustrating and disappointing. But, when you lock in a rate below three percent, and you move into your new home, you’ll be glad you persevered. So sharpen your pencil and put on your game face. The real secret to getting your offer accepted is to have a positive attitude and a big picture perspective. Put yourselves in the Seller’s shoes, don’t nitpick the small stuff, and present a strong offer that will be worthy of consideration. You’ll win with the Seller, and you’ll win the keys to the house.
