The B’s and G’s at Kapalua Bay Villas

The numbers are so unique, that a knowing Maui REALTOR would instantly know that you are referring to a unit Kapalua Bay Villas. The B’s and the G’s give it away.

If you are not familiar with Kapalua Bay Villas and you are considering moving to Maui or spending more time in Maui, you should definitely know more about this gated development. Located on the Kapalua coastline, with easy access to both Kapalua Bay and Oneloa Bay, this spreads over 16 acres of land, showcasing the beautiful Hawaiian flora and offering 3 swimming pools with cabanas, 2 tennis courts, HOA office, small spa and the Hawaii Life real estate office. The ocean frontage is diverse, with dramatic lava rock, jagged shoreline, tide pools and wide sandy beach.

There are 27 buildings in the development, that are numbered from 11 to 28. There is no building 13.

Units that are accessible from the ground or the garden, will have the letter G in their name. Units that are accessible from the bridge level, have the letter B in their name. Bridge level units do not have any stairs for access, while most garden level unit will require going down 15 steps. But now that we discovered the rule, there is also an exception: Unit 33 G-1 (1bd/1ba) with no stairs for access.

So what is after the B or the G? That is actually the number on the door.

Then why are there two or three numbers after the letter? Because there are 2 or 3 doors for access, although not all of them may still be in use.

Kapalua Bay

Above is the explanation for the unit numbers that we find in tax records. While on property, you may notice that all units are identified with a single digit after the letter B or G. Thus, while official name is 11-G3,4,5 the on site sign will only state 11-G4. This also seems to be the modus operandi of the rental management companies, that are trying to simplify and be more efficient in providing info on the units.

To summarize, unit 24-G1,2 is a unit located in Building 24, on the garden/ground level and it has two doors. A knowing REALTOR would point out immediately that this is one of the only 4 units that were designed as 1bd/1ba.  *although the space allows it, it has proved extremely complicated process wise and cost prohibitive, to add a half or full bath to a 1bd unit.

Can you guess the type of unit, by its numbering? Yes, to a certain extent, but that remains a trick of the trade.
