Does having a lot of listings mean that one is a successful Realtor?
Not necessarily. I’ve seen many Realtors with a ton of listings, where they don’t sell anything because they over promise on price, and under deliver on performance. On the contrary, there are agents out there, such as Rich Graybill here on Oahu, or Lucy Clark on the Big Island, that are extremely successful with Buyers, however, if you looked at their active listing inventory, that would not be a barometer of their success.
From my perspective, if you’re doing 20 deals/year and don’t have any listings, you are successful! There are also many successful listing agents out there who carry little inventory because THEIR LISTINGS SELL. If you’re a Seller, you also have to think to yourself—if my Realtor has 30+ listings, how much time, or attention will he/she be able to devote to me?
