Honua Kai Resort Newest Offering Sells 82% of its Inventory
I am happy to report the extremely successful initial sales launch for Enclave 1 at the Luana Garden Villas this past Saturday. The Luana Garden Villas are comprised of 72 different three bedroom townhomes at the extremely popular and fantastic investment property, the Honua Kai Resort and Spa. Of the 28 homes released in Enclave 1 on Saturday, all but 5 of them went under contract — amounting to roughly an 82% sales rate. I was very pleased to see this being an owner at Honua Kai myself, operating a very successful short-term vacation rental program here, and one of the top-selling independent sales brokers at Honua Kai with about 30 transactions that I have represented clients on.

My Clients Were Very Pleased to Secure Luana Garden Villas Unit #6B
My clients who currently own 2 different 2 bedroom units at the Konea Tower of Honua Kai were extremely pleased to secure Luana Garden Villas #6B for $2.15M.
My clients had the #16 pick and were able to secure this fine home which was in the middle of the list of their Top 10 desired homes. Luana Garden Villas #6B will be joining of Hawaii Life Vacations Kaanapali Beachfront rental portfolio and will be ready for occupancy likely next summer. If you want to get a front row seat to the construction of the Luana project — I highly recommend that you book Konea #604 which looks right down on the project as is owned by my clients who are purchasing the unit at Luana, we are offering some truly awesome pricing on this unit during the construction process.
We are hoping that my clients Aloha Spirit shown via Facetime throughout her home office in Texas will pay off in winning the Luana Aloha Spirit competition as she had her room beautifully decorated complete with a lighted palm tree, carved tiki statues, and the icing on the cake which was her terrier dog in an Aloha bow tie.
Fantasy Football at Luana Garden Villas
I enjoy playing fantasy football and the atmosphere at the sales center at Luana was quite familiar to draft day albeit with slightly higher stakes with $2M condos being sold left and right. My clients had the #16 pick and ended up with a home that they love, which was in the middle of the pack in their top 10 picks.
Just like in fantasy football, we did a lot of preparation in advance of the sales event, ranking every single unit on a variety of different criteria (my clients made an incredible spreadsheet) to help determine ultimately what was going to be our pick when it was our time to chose. We developed some proprietary tools in doing so, and I utilized my local knowledge as well as some cool technology to help refine these decisions.
The Big Board for Luana Sales
We were watching the sales board in live time shown above from the start of the event at 9am on Saturday morning. As mentioned my clients chose unit 6B; unit 6D sold immediately after which completed the sales in building 6. Prices for enclave 1 at Luana ranged from $1.85M to $2.33M. I think that there will be a very similar approach utilized for the future release of Enclaves 2 and 3 for the Luana Garden Villas.
5 Units Still Available for Sale at Luana Garden Villas Enclave #1
Only 5 of the homes of the initial release did not sell on Saturday — there are still some excellent homes remaining for sale. I know Honua Kai inside and out as I have been representing buyers and sellers at the resort since 2011 which is the same year that I proposed to my wife on the beach in front of Honua Kai, we have been Honua Kai owners since 2014, we run a top performing vacation rental portfolio at Honua Kai and other awesome Kaanapali Resorts, and I have successfully completed roughly 30 transactions at Honua Kai.

Proper Celebrations Consist of Fresh Oysters and IPA
As my client celebrated the successful day with a bottle nice white wine, my wife and I decided to head out for some of my very favorite Tasty Treats. Even better is that a portion of our 2 dozen oyster purchase and several delicious beers went to the Make-a-Wish Foundation — I love it when local establishments give back to those in need.
