Market volume increased in the Kohala Coast neighborhoods in the first quarter of 2010, and some of the “best value” inventory has been sold.
The best value on the coast? Asking $745,000.
Fortunately for buyers, price points have continued to drop over the past 12 months. A lovely Kohala-by-the Sea home with a pool and great ocean views that would have sold for well over $1.5M during the last market peak, settled for $865,000 on April 15th. And a gorgeous custom luxury home built by a contractor with one of the best views—and best infinity pools—on the entire coast (originally listed at $3.7M nearly two years ago) sold for $1.6M in March. There is no way you could build a 4200 sqft home of this caliber for under $400/sqft including land.
Clearly, there are some very smart—and happy—buyers out there snapping up gorgeous Big Island real estate for a song. How long are you willing to wait? Until the prices actually go up, or until all the decent inventory is sold?
