Kauai Short Sales Continue to Increase – Kauai Short Sales Statistics
The number of short sales that are closing continues to increase on Kauai. In 2008, according to the MLS, there were no short sales. In 2009, there were 22 and that number nearly quadrupled in 2010 to 82. For 2011, there have been 79 closed short sales through September 30. Short sales accounted for 14% of the Kauai sales so far this year.
Of the 66 Kauai short sales so far this year, 24 were at the Kauai Beach Resort. The sales prices ranged from $22,500—$95,000. The median sales price on the Kauai Beach Resort condos was $31,500. The median sales price for Kauai short sales has dropped from its peak of $363,875 in 2010 to $300,000 in 2011.
The most expensive Kauai short sale that closed this year was the sale at 6610 Moloa’a Road that closed for $2,200,000. It is a 5 bedroom. 3.5 bathroom home of 3,289 square feet on just over 3/4 acre of land. In Princeville, 4451 Emmalani Drive sold as a short sale. That home sold on September 16 for $855,000. It is a 5 bedroom, 3 bathroom home of over 3,600 square feet.
