September Home Sales For Waimea (Kamuela) Show Good Number of Sales But Drop in Prices

Last month’s sales for the Big Island’s Waimea are in, and while it was a good month for the number of sales, the average sales price continues to drop. The total number of sales for September was 10 sales, down slightly from 11 in August. 

Sales between wet and dry side were evenly split with 5 for each side of town. The overall average sales price dipped below $300,000 after being as high as $380,833 as recently as this past July.

I’ll be back again next month to look at October home sales to see if the average sales price continues to decline, or improves.

Pat – it’s amazing to me that prices are STILL dropping, even in areas such as Waimea, which are traditionally more impervious to market trends, given it’s status as a completely self-sufficient part of the Big Island not dependent on tourists. Thanks for your updates, they are so helpful for keeping track of this specific and very local market!
