Creating a Bridge For a Sale at the Kaanapali Plantation Condo Complex
The power of teamwork, clear communication, and high integrity by both purchasing and selling parties recently led to the success of Ka’anapali Plantion #33 being sold by our team. I had been working with Cheryl and Larry quite some time to help educate them about ownership opportunities in Maui as they transitioned from their home in Chicago.
The week they were set to come into town for condo shopping, I had already planned a vacation to the west coast with my wife Megan. Remotely, I was able to work with my cousin and business partner Tim Stice to show the Blacks all 14 properties that they wanted to see.
Incidentally, their #1 property went off market right before they arrived – this was Ka’anapali Plantion #33. They were disappointed, but I assured them that I would do everything I could to help make it happen. After some internet spy work by Tim, he got me the seller’s number and I contacted her directly and set up a showing for them with Tim. It turns out that they absolutely loved the property and were intent on owning it.
Ka’anapali Plantation is located in the heart of Ka’anapali bordering the Ka’anpali Royal golf course, with neighboring island views of Lanai (left) and Molokai (right). It is a low rise complex of only about 70 units with 1-3 bedroom units that are zoned for short-term vacation rentals.
I had a substantial conversation with the seller of the property letting her know that my clients wanted to own the property and that we planned to submit an offer. Before doing so, I explained that we needed to have a seller commission agreement in place as well as a signed disclosure from the seller acknowledging that I only represented the buyer in the transaction and that she would be treated as a customer seller.
We took our time with this to ensure that everyone was comfortable; it really made the most sense to handle it like this and not to create unnecessary dual agency. This is something that truly separates the Stice Team and Hawaii Life from our competition. We make a firm agency commitment to our clients.
Following ample negotiation between the two parties, we were able to come to an agreement on a $575,000 purchase price with a 30 day all cash closing. There were some serious complexities to a few of the terms on the offer that I won’t get into for the sake of simplicity.
I am very proud that I was able to help both groups of people achieve their goals while making a firm commitment to the solid representation of my buyer clients, but having the seller equally as pleased by the end of the transaction.

My husband and I first visited Maui on our honeymoon in 1988. After numerous trips back over the years, it has been our dream to retire on Maui. After years of looking at Maui properties over the internet and during our trips to the island, the time came to retire, sell our house, and make the move.

He handled all the details required for us (inspections, rental contracts, etc.) in an efficient, professional manner and kept us updated each step of the way. Thanks to Jeremy, we now look forward to moving into our new Maui home, and enjoying everything that the island lifestyle has to offer.
