Ala Wai Plaza Condos Have Reasonable Monthly Maintenance Fees When Compared to Other Units Nearby

We are talking about the residential real estate market on the east side of Oahu. The property listing inventories are at a historic low, but when we take a detailed analysis, we find that the single family house listing inventories are much less than the condo listings.

In my personal opinion, the current condo monthly maintenance fees are getting too high and scaring buyers from purchasing a condo unit, but there are several condos that have very reasonable monthly maintenance fees.

Ala Wai Plaza Has Oahu Condos with Reasonably Priced Monthly Maintenance Fees

2 bed/2.5 bath for sale for $498,000

For example, Ala Wai Plaza at 500 University Ave. (MLS# 1204684) is very centrally located and has a very reasonable monthly maintenance fee of $498 (including water and sewer) for a 2 bedroom/2 and half bath with 1,120 interior square feet plus a 105 square foot lanai.

Condo Comparisons in Close Proximity to Ala Wai Plaza

Compare that to a condo across the street at Ala Wai Plaza Skyrise, a 2 bedroom/2 bath condo with 1,460 sq.ft. interior and a $826 maintenance fee (including water, sewer, and cable TV).

You can also compare it to the next building, Marco Polo Apts, with a 2 bedroom/2 bath unit and a 930 sq.ft. interior with a maintenance fee of $615 (including water and sewer).

From these three buildings you can easily figure out which condo unit you want to shop for. You need to pay attention to the monthly payment and choose the best one to fit your budget.

所以如想买公寓,一定要比较物业费,她是你每月的必要支出。
