Attractive Poipu Resort

With over 2 dozen condo associations in Poipu on Kauai’s south shore, Poipu Kapili is one that gets high marks for its plantation-style architecture, gardens, and views. Architect Robert Lee designed the property in 1979 to provide ocean views for each unit, plus a large central swimming pool set amidst lush gardens adjacent to a sprawling lawn with the ocean beyond.

This 5 acre resort has 60 units in 7 buildings, plus 2 tennis courts and a front office. The 28 one-bedroom/2 bath units are between 1100 and 1200 sq ft, while the 32 two-bedroom/3 bath units are nearly 1850 sq ft. Most of the condos are vacation rentals, with a few full time residents and a few owners living on property for 3 to 5 months each year.

Recent Sales Summary

In the past 12 months, I represented buyers and sellers in 5 of the 6 total unit sales: 4 one-bedrooms ranging from $619,000 to $756,500, and 2 two-bedrooms from $975,000 to $1,045,000. I recently listed THE primo two-bedroom unit for $1,800,000 and it was in escrow within 2 weeks. My other two-bedroom listing at $1,025,000 is still available.

The Neighborhood

Just a couple blocks away are The Shops at Kukui’ula and Poipu Beach Shopping Village. On Wednesdays at 3:30-6:00 pm the Kauai Culinary Market at Kukui’ula Shops is the place to be. With local musicians setting the vibe, be sure to get there sooner than later as some produce sells out. For me that means arugula. The cauliflower this year was astounding. There are pies, homemade soups, local cut flowers, grass fed meats, and more. And if that’s not enough there’s plenty of good retailers and restaurants to satiate. Local produce at Kauai Culinary Market, The Shops at Kukui’ula

Last year the Kauai Juice Company opened a store at Poipu Beach Shopping Village, which got me excited, but that’s something I could ramble on forever (their sauerkraut for starters). This shopping area has a nice mix of retail shops and hula performers every Monday and Thursday at 5:00 pm. See their website for more information on live performances.
