Plaza Landmark – The Gem of Salt Lake

In the past year, I’ve shown condo units in many buildings in Salt Lake, one of my favorite neighborhoods for value and quality of life. The best building in that area is Plaza Landmark.

Plaza Landmark is surrounded by green space, and the condos have amazing views of the Koolau Mountains, the Pacific Ocean, and the glittering city lights all the way to Diamond Head. While most units do not have lanais, the windows are floor to ceiling and the upper sections open wide so you can let the cooling breeze flow through.

Amenities

The grounds and amenities of Plaza Landmark are beautiful and secured. The community is gated and has lush, interconnecting walking paths. The pool and hot tub are sparkling, and the adjoining grilling area provides a fun social setting. The building offers a fitness center, a sauna, a recreation room, and a community laundry in addition to the private washers and dryers in most units.

For all these resort-style amenities, the maintenance fees are lower than many buildings in downtown, and also include the cable TV, sewer, water, and hot water.

The two bedroom units come with two parking spaces, and the studio and one bedroom units come with one parking space in a multi-level parking garage separate from the main building. Extra storage lockers are also available.

The building does allow pets
and is approved for Veterans Administration loans. The main BX, Commissary, and the Navy Marine Golf Course are within a 10 minute drive. Tripler Army Medical Center, Joint Base Pearl Harbor Hickam, Sand Island, and Camp Smith are all very close, and “reverse commuting” to Kaneohe Marine Base takes about 30 minutes.

In the past six months, 14 units have been listed for sale, with studios selling in the $230,000 range, one bedroom units selling in the $320,000 range, and two bedroom units selling in the $430,000 range. Currently, a 1,191 square foot penthouse is for sale for $600,000.
