October Resort Report – Waikoloa Beach Resort Sales

Condo sales dipped in the Waikoloa Beach Resort in September to one unit sold. No doubt, the turmoil in the economy is having a bearing on sales. While you might expect lower sales in September, since it is the beginning of the low tourism season, escrows closed in September reflect transactions begun in July and August.

The next graph, Median Sales, shows a much flatter trend, indicating prices are holding steadier. As of the date of this blog, there were 49 total condo listings in the Waikoloa Beach Resort with a median price of $383,370.

Mahalo Dan and Marion! Great stats! I was a bit surprised that there were fewer closings in Sept. Regarding prices flattening, seems that Mauna Lani even has some price increases in communities like Fairways at Mauna Lani for example. The largest floorplans that sold a year ago for around $466-$476K, (3 qty) sold more recently for $503K and $530K. Three are now listed for no less than $525.9K. As you know, there was litigation pending last year which had something to do with sales there.
